UK Rental Income When You Live Abroad: Non-Resident Landlord Scheme Guide
Living abroad does not remove UK property-tax responsibilities
If you let a property in the UK while living overseas, you may still need to report the rental income to HMRC. The Non-Resident Landlord Scheme (NRLS) sets out how UK rental income is handled when a landlord's usual place of abode is outside the UK. Your residence status and the facts of your case matter, so confirm how the rules apply before relying on a general guide.
How the scheme works
Where the scheme applies, a letting agent may need to deduct basic-rate tax from rental income after allowable expenses and account for it to HMRC. If there is no letting agent, a tenant can have responsibilities in some circumstances. HMRC may approve a landlord to receive rent without tax being deducted at source, but approval does not automatically remove any obligation to file a UK tax return or pay tax due.
Do not assume that receiving the full rent means no UK tax is due, or that a deduction at source is the final tax calculation. The amount withheld and your final liability can differ.
What to organise
- Tell your letting agent and HMRC about your overseas address and ownership details.
- Check whether the agent or tenant must operate the scheme in your circumstances.
- Ask HMRC about applying to receive rent gross if you meet the relevant conditions.
- Keep rent statements, expense invoices, agent fees and evidence of tax deducted.
- Review whether a UK Self Assessment return is required and meet the applicable deadlines.
Keep UK property records even when you are away
Maintain a separate schedule for each property, showing rent due and received, repairs, insurance, management fees and other relevant costs. Keep the underlying invoices and record the date and nature of each transaction. If rent is paid in another currency, keep the original payment details and the conversion evidence used to arrive at the sterling amount.
Some costs are not deductible in the way landlords expect, and improvements may need different treatment from repairs. Keep documents rather than estimating costs at year end, and ask for advice where the classification is uncertain.
Cross-border tax questions
You may also have tax responsibilities in the country where you live. A double-taxation agreement or foreign tax relief may be relevant, but the outcome depends on the countries and your circumstances. UK accounting support can help organise the UK figures; obtain local advice where you need to understand overseas reporting rules.
Frequently asked questions
Does tax deducted by my letting agent settle my UK tax bill?
Not necessarily. Tax withheld under the scheme is generally an amount paid on account, and your final position depends on the return and your circumstances.
Can I receive UK rent without tax being deducted?
HMRC approval may be available if you meet the conditions. Check directly with HMRC and keep meeting any filing and payment duties that apply.
Do I need an accountant in the UK?
You are not required to appoint one in every case, but an accountant can help prepare property schedules, check scheme deductions and organise UK tax reporting while you are abroad.
